Director of Maintenance – Windjammer Landing

Essential Functions/Responsibilities:

Responsible for the daily routine maintenance of all villas and suites, responding to all guest concerns and problems ensuring that all maintenance issues are handled prior to check in.
Responsible for prepare and executing full bills of quantities for the refurbishment programs.
Responsible for roof repairs and exterior maintenance, routine pool maintenance and cleaning.
Responsible for maintenance of all water, sewage water treatment and electrical systems and plans including routine maintenance of generators.
Act as liaison with independent contractors who are involved in house construction on site ensuring quality and systems are consistent with resort standards.
Perform all necessary repairs to maintain the Hotel's guest areas in a "like new" fashion. Perform all necessary repairs to guestrooms using the R.P.M. (Rooms Preventative Maintenance) program, and also preventative maintenance throughout any other areas of the hotel.
Responsible for the entire maintenance staff of approximately 50 persons and maintenance management of the 60 acre resort.
Advise Supervisor of any parts or equipment needed to complete R.P.M.
Become familiar with the automatic alarm system used throughout the building so any condition affecting building security or creating a fire hazard can be corrected.
Attend meetings as required. • Perform all assignments in a safe manner.
Perform additional assignments and responsibilities as assumed or requested by supervision.

Skills, Knowledge, Qualifications and Experience:

Educational and experience requirements include combination of technical training and related experience and a minimum of five years construction or maintenance experience.
Prior experience in hotel property maintenance.
Must have knowledge of Pools, A/C and Refrigeration maintenance and be able to establish a preventative maintenance program.
Must have knowledge of "Preventative Maintenance" software and be able to establish an effective program for 200 Villas and all the public areas.
Experience and training in electrical/refrigeration.
Must be a highly motivated individual who enjoys working in an environment with different ethnic groups and who has the capacity to train and is willing to be very hands on.
